Curtain wall & window wall

Stick vs. unitised curtain wall estimating

Stick and unitised systems distribute work differently between factory and site. The estimate needs the nominated assembly, packing and installation strategy.

What to check before measurement

  1. Separate factory fabrication and field assembly.
  2. Include crates, transport, storage and handling assumptions.
  3. Identify crane, monorail or other installation access inputs.

A practical bid example

A unitised panel count does not determine crane duration. Lift cycle, access windows, storage limits and installation sequence need project inputs.

What the reviewer should receive

A system comparison with quantities, rate owners and separate factory/site allowances.

Keep revisions and responsibility visible

Record the source sheet, detail or specification and revision beside the affected item. When information conflicts, leave the affected quantity or price pending and attach a question for the authorised project contact. A blank or unresolved entry must never be silently converted into zero.

Before issuing a revised package, identify changed, removed and added items. Separate measurement corrections from new scope and keep the previous output marked as superseded. The contractor retains final tender review and approval.
